  1. Do I own my own home?

    Yes! It comes with a 3-month maintenance; a one- [1] year component manufacturers warranty and a 7-year structural guarantee.

  2. Can I sell my home?

    Yes! We will sell your home for you at any time you wish. We may have a buyer for you on our waiting list. This will save you money on agent's commission as we charge substantially less -only a small administration fee to offset any selling costs we incur.

  3. Are there any Fees or Charges When I Leave?

    Like many other modern, professionally managed Villages there is a (DMF) Deferred Management Fee to be paid. This fee funds the lifestyle you enjoy at the Village and is applied to enable us to continually improve services and amenities and fund the running costs and maintenance of the Community Centre and other facilities. This fee should be offset by the capital appreciation of your unit over time and is only paid when you sell your home at Federation Residential Village and is taken from the gross selling price of your home. The net proceeds from the sale are then immediately passed on to your beneficiaries or estate, as the case may be.

  4. Can I Leave My Home In My Will?

    Yes. You own the home and may leave the proceeds of its sale to whomever you wish. Your Estate or Beneficiaries can instruct us to sell the property and when sold it can even be moved to another location.

  5. Can My weekly Rental Rise?

    Yes, however any fee increase is applied only once a year [usually January 1] and will not be more than the previous year's Consumer Price Index [CPI]. Invariably your pension goes up before any fee increase so you are never worse off. All fees are paid monthly to the Village by Direct Debit and your rental assistance (if applicable) will be refunded to you along with your pension cheque each fortnight. This means your pension & rent assistance is adjusted at the same time to accommodate any increase.

  6. What Does My Weekly Rental Cover?

    Municipal rates to both the common property and on your own home; all external maintenance on common buildings; maintenance of the Village including weekly garbage and recycling collection; all communal gardening and front lawn mowing/weeding.

    Communal property insurance, public liability insurance and Work Cover for staff. You will pay the village by Direct Debit and your rent assistance will be refunded to you with your pension cheque each fortnight also.

  7. What would happen to me if the Village Owners Went Into Liquidation?

    Nothing! Your lifetime lease protects your occupancy and you may register your interest on the village title held at the titles office.

  8. Can I have Visitors And Friends Stay Over?

    As long as they follow the same Village rules as you do they are always welcome at a Federation Residential Village and they can stay for periods of up to three weeks at a time or longer with the approval of Management. We agree it is important that families and friends stay together; after all that's what a caring over 55's retirement lifestyle is all about.

  9. How long Will It Take To Build My New Home?

    Federation Residential Village Sunshine is being progressively and continually developed and your new home may already be built and waiting for you. However, if you select a particular location in the Village, it is important to discuss this with us early so that we can assist you in ensuring that the timing of the sale and settlement of your current home coincides with our construction program.

  10. How Do I Organise All The Minor Details?

    Rest easy. There is very little for you to do; we take care of the detail. After you have initially paid your $1000.00 fully refundable holding deposit and you have sold your own home, all you need to do is pay a further $4000.00 balance of deposit. Final payment will usually coincide with settlement on your current property. We finish building your home and complete the garden landscaping so there are no worries for you. We want you to truly enjoy the experience of moving into your new home and the excitement of creating a new lifestyle with us. To enable your move into the village on day of settlement to be as smooth and as seamless as possible, you must also ensure that on the day you settle your current home, you organize your Solicitor or Conveyancer to have your payment ready to us for our banking on that same day.

  11. What about Health And Other Services?

    A local Doctor makes regular visits to the Community Centre rooms by appointment; the Chemist delivers daily and other Health Services are available as required. Safeway and Coles will deliver groceries and the Hairdresser & Podiatrist call by appointment. All the essential services you need are "at your fingertips". You will want for very little and as an extra convenience the Community Centre Kiosk is open daily.

    Naturally, as the villages feature independent living units, all prospective residents must be able to manage their active daily living tasks at the time of entering into an agreement or lease.

  12. Are There Any Other Costs Which I Must Pay?

    Only the basics. Like anywhere else, you pay your own water, gas, electricity and telephone usage. Rates and garbage collection, lawn mowing and general Village maintenance are included in your weekly site fees.

  13. Can I Have A Pet at a Federation Residential Village?

    Of course! You can bring a small pet with you. After all we understand that a cat, caged bird or small dog are part of the family. Strict control at all times is necessary, as we are always conscious of the need to respect the rights of other residents.

  14. Who will look after my Home when I Go Away On Holidays?

    No problem here! Boom gate only access, 24 hr Community Centre video surveillance, external strobe lighting to each residence and our own communal "neighborhood watch" all work to ensure that your home is being looked after and is as safe as it can possibly be. Your Home & Contents Insurance which we arrange for you through our insurers will also give you added peace of mind.

  15. Do I Have To Retire Before I Can Become A Village Resident?

    Certainly not, Federation Residential Villages are not retirement villages; the network welcomes those 55 years and over! The usual requirement is that you [and your partner] must be at least 55 years of age. In fact there are always residents who move in and continue happily working while enjoying the many benefits of Residential Village living.

  16. How do Newcomers Feel about Leaving Their Homes & Friends Behind?

    At a Federation Residential Village you do not have to leave your friends behind. Most residents maintain outside interests such as theatre, bowling, and either visiting friends or having friends come to the Village and entertaining them in their new homes or at the Community Centre. In fact our residential villages have been developed to include many features which attract people and help them settle in. It is important to remember that you are joining a similar age group with similar interests all developing new retirement lifestyles and needing new friendship groups. You may have also left behind a home and garden that has become too big and a burden to maintain.

  17. Is There An Active Lifestyle In The Village?

    Life at a Federation Residential Village can be as active or as leisurely as you wish to make it. The hub of activity is the Community Centre with its theatre, large meeting lounges, fully equipped kitchen, cinema, kiosk, hairdressing salon, crafts room, billiard tables and in-door bowling area. Adjacent to this is the bowling green, swimming pool, gymnasium, BBQ & outdoor entertainment area. Whether you take advantage of some or all of these facilities and friendships is entirely up to you - but they are there if you want them.

  18. What Happens If I Need Help For Any Period Of Time?

    Your personal security and well-being are paramount to Village management and they will assist should the need arise. Home help, meals on wheels and other community support services can be arranged if required. There is also the comfort of living in a friendly community where someone else will always keep a watchful eye on things. If however, your health causes any concern as to whether you can continue to live in the village independently & safely, we would recommend that an Aged Care Assessment Team be permitted to make an assessment at no cost to you.

  19. Do I Have A Say In How The Village Is Run?

    Yes. Residents elect a social committee to work with management to organise a calendar of social activities and to regularly contribute to the village newsletter.

  20. Can I Lease Or Let My Home?

    No! To preserve each resident community and the landscaped environment and general tranquillity of each village, letting or leasing of your home is not allowed.

  21. What Are The Manager's Duties at a Federation Residential Village?

    The Managers are responsible for the day-to-day running of the Village, the supervision of maintenance and upkeep, general bookkeeping, administration and the well being of the Village and its residents generally.
