  1. Does a residential village development offer any unique benefits?

    Yes. Our concept uses relocatable style homes to develop Village accommodation, allowing you to buy a home and lease the land upon which it is built by way of a lifetime lease. By leasing the land, rather than buying it, you not only save many thousands of dollars, but you also make the transition to retirement living more affordable and with greater peace of mind.

    Buying your home at Federation Residential Village makes sound financial sense. You buy your house on our land, which we lease to you for a lifetime and which you may register on your Residential Village property title and lodge with the Titles office. You save your money on the land and put it back into your pocket while still enjoying all the benefits of Village accommodation.

    This gives you the same rights to the property and security of possession without the high costs of having to own the land! In other words, you occupy the land as if you own it, but you don’t have to buy it.

  2. If the concept is so good, why are there not more residential villages?

    Truth is, this is a relatively new concept and is now starting to catch on fast! However, many people still often overlook the fact that the traditional notion of owning your own land is very expensive as it “locks away” many thousands of dollars which could otherwise be used to enhance one’s lifestyle. Still, who can blame them? Until this new and more flexible alternative was offered, there has been nothing better to consider!

    The Federal Government has a scheme called “rental assistance” which makes it even easier for you to live at a Federation Residential Village. This rental assistance is available to you as a Government refund which is included in your pension every fortnight. Our independent Financial advisor is available to assist and advise you, if need be.

  3. Can I have family, visitors and friends stay over?

    Yes! As long as they follow the same Village rules as you do, they are always welcome at a Federation Residential Village. We agree it is important that families and friends stay together; after all, that’s what a caring retirement lifestyle is all about.

  4. How do I organise all the minor details?

    Rest easy, here’s the good news! There is very little for you to do; we take care of the detail. After you have paid your small holding deposit and sold your own home all you need do is pay your balance of deposit which is held in trust for you. We want you to truly enjoy the experience of moving into your home and the excitement of creating a new lifestyle with us. You must also ensure that on the day you settle your current house you organise your solicitor or conveyancer to have your payment to us ready for our banking on that day.

    What about health and other services?
    Contact numbers for health services in our area will be at reception. We now have our own hairdressing, Podiatry and Chemist, Masseur services available. There is a Medical Doctor attending the Village or you can stay with the Doctor of your choice. You will want for very little. However, the Village is an independent living village, and it would be expected that all prospective residents are able to manage their active daily living tasks at the time of entering into any agreement or lease.

  5. Are there any other costs which I must pay?

    Only the basics! Like anywhere else, you pay for your own usage of water, gas and telephone; Site fees, Power and Insurance costs are direct debited through administration. Rates, garbage collection, lawn mowing and general Village maintenance are included in your service fees. The Insurance package is a comprehensive Home & Contents policy. This yearly fee is a village cost to the resident.

  6. Can I have pets at Federation Village?

    Of course! After all we understand that existing pets such as a cat, caged bird or small dog are part of the family. Strict control and responsibility at all times is necessary, as we are always conscious of the need to respect the rights of other residents.

  7. Who will look after my home when I go away on holidays?

    No problem here! Your home will be safe & secure in your absence. Your friendly “Neighborhood Watch” ensures this. Your Home and Contents Insurance’s which we arrange for you through our insurers will also give you added peace of mind.

  8. Do I have to retire before I can become a village resident?

    Certainly not. The usual requirement is that you and your partner must be over 55 years of age. In fact there are always residents who move in and continue happily working while enjoying the many benefits of Residential Village living.

  9. How do newcomers feel about leaving their homes and friends behind?

    At Federation Residential Village you do not have to leave your friends behind. Most residents maintain outside interests such as theatre, bowling, and either visiting friends or having friends come to the village and our Social Committee will welcome you and let you know all the exciting projects that they organise. It is important to remember that you are joining a similar age group with similar interests all developing new retirement lifestyles and needing new friendship groups.

  10. Is there an active lifestyle in a Federation Residential Village?

    Life at Federation Residential village can be as active or as leisurely as you wish to make it. The hub of activity is the community centre with its large meeting lounge, kitchen, kiosk, hairdressing salon, billiard area, library and theatre. Adjacent to this area is the Summer House exercise room, bowling green, swimming pool, covered BBQ and outdoor entertainment area. Whether you take advantage of some or all of these facilities and friendships is entirely up to you – but they are there if you want them.

  11. What happens if I need help for any period of time?

    Your personal security and well-being are paramount to the Village management. Home help, meals on wheels and other community support services can be arranged as and if the need arises. There is also the comfort of living in a friendly Neighbourhood Watch community.

    If however, your health means that you are uncertain as to whether you can continue to live in the Village safely, we recommend that an Aged Care Assessment Team be permitted to make an assessment. This can be done at no cost to you.

  12. What are the manager’s duties at a Federation Residential Village?

    The Managers are responsible for all day-to-day running within the village. The supervision of maintenance and upkeep of all common areas, office administration and the well being of the Village and its residents, uppermost.

  13. Can I lease or let my home?

    No. To preserve our community ambience, landscaped environment and tranquillity of the Village, letting or leasing of homes is not permitted.

  14. Are there any Fees or Deferred Management costs when I leave?

    Yes. Like all other modern, professionally managed Villages there is a deferred management fee to be paid. This fee funds the lifestyle you enjoy at the village including infrastructure development and maintenance to continually improve services, amenities and off-set running costs to ensure that your village is always maintained and presented in pristine condition.

  15. Can I leave my home in my will?

    Yes, of course because you own it. Your estate will need to sell the property or it can be moved to another location. Management has first option to sell the property for you.

  16. Can my weekly service fees rise?

    Yes! We are a business like all others and our costs rise too. We must remain profitable and strong so we can continue to deliver the services and support you require. Any fee increase is limited to only once a year and may not be greater than the Consumer Price Index [CPI]. This means that your pension and rental assistance is adjusted at the same time to accommodate that increase.

    Weekly Service fee
    You will pay the village by Direct debit, a monthly fee and your rental assistance will be refunded to you with your pension cheque each fortnight.

  19. How do I buy a unit?

    This is easier than you would think!
    When you choose the one you like you simply give a holding deposit and when you have sold your house you pay the balance and move in.
